Fair Division Principles

How Rent Splitting Formulas Work

Learn how each mathematical model balances room disparities, square footage, and shared common spaces with 100% exact penny reconciliation.

1. The Weighted Fair Split Model (Gold Standard)

Most Popular in the US

In a typical apartment, between 40% to 60% of the rent value is tied to shared common living areas (kitchen, living room, laundry, hallway). The remaining value is strictly private bedroom space.

Base common rent is split equally among all roommates.
Private bedroom portion is allocated by square footage ratio.
Standard amenity offsets (Private bath: +10-15%, Parking spot: market rate, Balcony: +5%) are balanced smoothly.

2. Pure Square Footage Split

Direct Proportional

Every roommate pays rent strictly based on the ratio of their bedroom square footage relative to the sum of all private bedrooms.

Simple, transparent calculation without subjective amenity weights.
Best for units where all rooms share the same bathroom and condition.

3. Equal Split Baseline

Flat Division

Divides total rent evenly ($1/N). Suitable only when all bedrooms are virtually identical in dimension and features.
